Simple Tips For Selling Your Home On A Budget

This is a collaboration post for those who are planning to put their home up for sale. First of all, you probably realize the importance of making it look as good as possible.
Numerous studies show that well-staged homes sell faster and for more money. As a result, homeowners are increasingly spending money on updating their home before putting it on the market.

But, what can you do if you're on a budget? Can you still market your home effectively?
Fortunately, the answer is a resounding yes.
Read on to find out how to give your house a quick makeover and make it more attractive to prospective buyers, even if you don't have much spare cash.

1. De-clutter To Show Off Your Home Better

The first and easiest step is to de-clutter your home. Over time, we all build up a lot of possessions. To us our decor, books, toys and other items are important possessions that we want to display or keep close to hand.

Unfortunately, to most buyers all of that stuff is just clutter. It makes it hard for them to see the full potential of your home.
You want prospective buyers to be able to imagine themselves living in your house. Reducing the number of personal items you have on display really helps them to do so.
They can see how much space is available, and a de-cluttered room always looks cleaner and tidier, which makes it more appealing.
Packing away some of your possessions costs nothing, but can make a huge difference to how attractive your property looks.

2. A Coat Of Paint

Another quick and inexpensive way to make your home more attractive is to refresh the paint. It costs very little to run over any knocks and bangs with a brush, and is a job you can do in just a couple of hours.

Fresh paint on the walls makes the room seem brighter, more spacious, and helps to bring a room up to date, so that it appeals to a wider range of people.

Studies show that houses finished in neutral colors sell faster, so if you have used bright colors on your walls it is best to repaint them.

3. Rearrange Your Furniture

The simple act of re-arranging furniture can easily make rooms appear larger. For example, moving large pieces to the edge is a quick way to open up the space.

Putting any unnecessary items in storage in a friend’s garage is another quick tip that will cost you nothing to implement.

4. Make Some Coffee Or Bake

Creating a nice aroma to greet people as they enter your home is also a good way to make them feel at home. Making a pot of coffee does not cost much.

Baking a tray of cupcakes or muffins also works well. You can use a cake mix to make it as easy as possible. The smell will be lovely and you can lay the cakes out on a cooling rack afterwards.

This helps to make your kitchen appear warm welcoming and a nice place to cook.

Does It Work?

Doing the things outlined above really does work. Estate agents in Yorkshire and other parts of the UK all say that homes that are given a simple makeup like this sell faster.

Homes that are staged well sell for a lot more. You really can add thousands to the value of your home simply by tidying up, maximizing space and painting a few walls.

Which is great news for people on a budget.

  1. Hi Brenda, we haven't moved in 23 years but I remember us doing all these things the last time. It sold in a week! I'm clutter free to begin with so that wasn't a problem. I do remember packing up (and moving elsewhere) some of the stuff in the closets to make them appear a little more attractive and appealing and mostly.....not over-stuffed! The house was 1200 s.f. and lacking in storage, as most homes are, I guess. Good tips! Hope your new week starts of well!

  2. I don't think I will ever be selling this place but those are great tips...I think the one about baking something is great..what an awesome way to make the kitchen seem warm and homey...

  3. I have sold 18 homes in 37 years and all of these suggestions are spot on. The only thing else I would add it to price is correctly.

  4. We sold my mother's home last spring. Did all of these excellent tips. It sold in 3 days!

  5. Those things do all work, I know from experience. Luckily the last house I sold was purchased by a couple who loved everything I did decorating wise, they even purchased a lot of the decor from me!
